Ask three people where Forster Ranch is and you will get three different answers, because Forster Ranch is not one neighborhood. It is a large planned area with a lot of smaller tracts inside it, each with its own builder, home style, lot size and, often, its own association. Treating it as one place is the most common mistake we see.

This guide is a map for buyers. It covers the names you will see on listings, what public sources say about the main tracts, and what to ask before you fall for a house. It is a companion to our main Forster Ranch neighborhood guide, which covers what daily life is like.

A note on sources: most tract-level facts come from real estate listing sites, which are marketing copy, not HOA records. Some sites blocked our tools, and others gave us only partial details. We list what we found, say where it is a single source, and leave out what we could not support.

Where is Forster Ranch, and why does it have so many tracts?

Forster Ranch is on the inland side of San Clemente, east of the freeway, in the area bounded by Camino De Los Mares and Avenida Vista Hermosa. One local brokerage page calls it one of the largest areas in the city, with generally larger lots, a mix of estate-style homes and Spanish-style architecture, and many ocean views from the higher streets.

Large planned areas like this are built in phases by different builders. Each phase gets its own name, floor plans and sometimes its own gate or association. That is why one street in Forster Ranch can feel very different from the next, and why two homes with the same square footage can have very different monthly costs.

What are the tracts called?

The names below come up across several listing and brokerage sites. They are not an official list, and spelling and boundaries vary, so use them as search terms, not as a map.

What is special about the Reserves?

The Reserves are the four gated communities: Reserve North, South, East and West. A gate usually means a separate HOA, a more private feel and higher monthly dues, which is a trade-off worth pricing out.

The best-documented of the four is Reserve South. Listing sites describe it as a gated community of 144 single-family homes built by Shea Homes, with an approximate HOA fee of $250 per month on one listing. That is one source, and dues change, so confirm the current figure and what it covers. We did not find reliable details for Reserve North, East or West, and we would rather say that than guess.

What is Cantomar like?

Cantomar is a smaller tract. A listing site describes about 70 single-family homes built by Shea Homes in 2001 and 2002, with HOA dues paid monthly. That puts it among the newer parts of Forster Ranch, which matters because home age affects roofs, systems and how much updating a house may need.

We did not find a reliable dues figure for Cantomar, so ask for the current amount and the HOA's budget. A smaller tract can have a smaller reserve fund, which is worth understanding before you buy.

What is Naples like?

One source says Naples sits close to Camino De Los Mares, which makes access to shopping and the 5 easier than in the higher tracts. If you want a short drive to groceries and the freeway, lower tracts like this are the ones to look at. If you want a view, expect to look higher up the hill.

That is general guidance from one listing site. Walk the streets, check the actual drive time at your commute hour and look at the elevation of each specific lot.

How do you choose between tracts?

Because the tracts differ so much, the best approach is to decide what matters most and then narrow by tract.

What do homes in Forster Ranch cost?

We do not have a reliable tract-by-tract price table, and we would not publish one from undated listing pages. For a general picture, an older Redfin snapshot showed a median listing price around $1.77 million for Forster Ranch, with homes typically taking about 52 days to sell. That figure is undated and prices move, so treat it as a reference point only.

Our market update explains how to read the numbers, and our buying guide covers budgeting at this price range. For a current view of homes on the market, use Alex's San Clemente listing search.

What should you check before buying in any Forster Ranch tract?

  1. Ask which association or associations apply, and what the monthly dues cover.
  2. Request the budget, reserve study and recent board minutes.
  3. Confirm whether the property has Mello-Roos or special assessments, using county records and the title report.
  4. Read the architectural rules before you plan a remodel, a pool or solar.
  5. Check the slope, drainage and any retaining walls on hillside lots.
  6. Test the drive to work, the freeway and the beach at the hours you would actually use them.
  7. Compare recent sales in the same tract, not just in Forster Ranch as a whole.

Not sure which Forster Ranch tract fits? Alex can compare two or three for you, with current dues and recent sales.

How does Forster Ranch compare with other San Clemente neighborhoods?

Forster Ranch is hillside, master-planned and car-dependent, with a Redfin Walk Score of about 11. If you want to walk to the pier, our guide to Downtown and the Pier Bowl is a better fit. If you want a newer coastal community with an amenity club, see our Sea Summit tract comparison. If gates and large lots appeal, our Sea Pointe Estates guide covers another option. For the layers of cost in a larger master-planned community, see our Talega HOA guide.
